Our Story

Where Windporch Came From

Windporch was founded in the Bang Rak district of Bangkok—one of the city's oldest riverside quarters, where narrow lanes open onto river views and century-old shophouses sit alongside contemporary condominiums. The name comes from the porches and balconies that face the water in this neighbourhood, places where the city can be observed at a comfortable distance.

The service began simply: helping a small number of friends and colleagues find places to live in Bangkok when they arrived from abroad. What became clear early on was that the standard rental process in the city—driven by volume and commission—didn't serve people particularly well. Viewings were rushed, trade-offs went unmentioned, and the paperwork was left to navigate alone.

Windporch was shaped as a response to that experience. A slower, more considered approach to finding and living in a rented home in Bangkok.

Our Mission

To help people find and settle into homes in Bangkok that genuinely fit their lives—through careful listening, honest guidance, and dependable support.

Our Approach

We take time to understand what each person actually needs from a home, and we're straightforward about what a property offers and what it doesn't.

Our Values

Transparency, patience, and genuine care about the outcome for the people we work with—not just the transaction.

Our People

The Team

Small enough that you'll work with a person who knows your situation, experienced enough that the guidance is worth following.

How We Work

Standards We Hold Ourselves To

Client Confidentiality

All personal information shared during consultations is handled with discretion and never passed to landlords or third parties without consent.

Unbiased Recommendations

We do not accept referral fees from landlords or property developers. Recommendations are based solely on what fits the client.

Transparent Documentation

Every fee, scope, and service agreement is written down before work begins. We avoid verbal-only commitments.

Bilingual Communication

All client-facing communication is available in English. Thai-language correspondence with landlords is handled internally.

Timely Response

Enquiries are acknowledged within one working day. Support plan clients receive priority response to time-sensitive matters.

Post-Move Support

Consultation clients receive a 30-day check-in after moving in. We want to know the transition went smoothly.

Property Rental Knowledge in Bangkok

Bangkok's rental market operates differently from many other cities. Lease terms, deposit structures, and landlord practices vary considerably between property types and neighbourhoods. The riverside areas—particularly along Charoen Krung, Sathorn, and the older lanes of Bang Rak—have their own character, with a mix of heritage buildings and modern developments that suit different kinds of renters.

Windporch has spent years building a practical understanding of these areas: which buildings have reliable management, which streets carry heavy traffic at certain hours, where the river ferry stops connect to the wider city, and which types of tenants tend to settle well in each location. This accumulated knowledge shapes every property recommendation we make.

For expats relocating to Bangkok, the combination of an unfamiliar city, a new language environment, and the complexity of Thai lease agreements can make finding the right home more demanding than expected. Our role is to reduce that difficulty through preparation, honest conversation, and steady guidance at each stage of the process.
